The city's planning department has approved a residential project in the city's south end, but it comes with a few conditions.
In a memo to council, director of development services Michelle Banfield updates the progress of the plan for 910 Veteran's Dr., near McKay Road, which makes way for 48 townhouse units, including 28 street townhouses and 20 back-to-back units.
The development will be home to around 170 future residents.
"This is a significant milestone in the city’s growth management program," Banfield said. "The progressive and collaborative approach to working with the landowners is proving to be effective in the review and processing of development applications in the Hewitt’s and Salem secondary plan areas."
Banfield said several items were identified through the technical review process and have been included in the draft-plan approval.
Those items include a cost-sharing agreement between the developer and the Salem Land Owner’s Group, meeting needs outlined in the city's infrastructure implementation plan, and that a municipal sidewalk be incorporated into the design of the proposed municipal laneway.
"The applicant will be working toward satisfying the draft-plan conditions, which will allow them to then register the subdivision and pull building permits to construct new housing," Banfield said.
City staff anticipates servicing of the subdivision will commence in 2021, with the potential for registration of the subdivision and subsequent construction of the first new homes in 2023.
