The Barrie & District Association of Realtors (BDAR) has released its latest market data for November 2024, highlighting continued resilience and growth in Simcoe County’s real estate market.

The data shows significant year-over-year gains and slight month-over-month adjustments, indicating a market adapting to evolving conditions.

In November 2024, Simcoe County saw 617 home sales, representing a 63.23 per cent increase from the 378 sales recorded in November 2023.

Compared to October 2024, sales dipped by 6.66 per cent, reflecting typical seasonal trends. The average sale price reached $811,934, up 3.41 per cent from $785,161 a year ago, though down 3.78 per cent from $843,791 in October 2024.

New listings totalled 1,432, marking a 9.06 per cent increase compared to November 2023. However, this represents a 25.84 per cent decrease from October 2024’s 1,931 new listings.

Active listings stood at 3,613, a 58.60 per cent rise year-over-year and a 4.76 per cent increase from October 2024.

The months of inventory sat at 5.86, indicating balanced market conditions.

"The significant year-over-year growth in sales reflects the ongoing demand and resilience of the Simcoe County real estate market," says BDAR's chair, Robin Jones. "Buyers are continuing to see opportunities in our region, and with more active listings available, the market is offering greater flexibility and options.

"As we head into the new year, Simcoe County remains a dynamic and evolving market for buyers and sellers alike."
