Seventeen storeys of residential with more than 150 units could make a huge dent in the city's housing crunch.
A plan will be presented tonight at city hall for a possible redevelopment at the site of a popular antique mall to include a condominium and townhouse project.
A public meeting will be held Tuesday night to discuss a proposed zoning-bylaw amendment for 272 Innisfil St., the current site of the former Barrie Antiques Centre, located at the corner of Innisfil Street and Jacob's Terrace, between Essa Road and Tiffin Street.
The site now includes several businesses, such as Sanford and Son Emporium, which features dozens of individual vendors selling antiques and collectibles.
The plan being presented tonight includes a 17-storey townhouse and condominium building, with a two-storey townhouse podium fronting onto Innisfil Street. It would feature 164 units, including 150 condos, 10 townhomes and four penthouse units.
There would be above-ground and one level of underground parking, providing one space per unit.
The development, which is located within the designated urban growth centre, would be entirely residential.
The proposed rezoning requests three special provisions, including an absence of commercial space, a seven-metre increase in building height to 52 metres, and a reduced landscape buffer strip around the exterior of the property.
The surrounding land use includes low- and medium-density residential, as well as commercial and light industrial. The Barrie-Collingwood Railway (BCRY) tracks are also nearby, as well as the Allandale Waterfront GO station.
A neighbourhood meeting was held Nov. 27, 2019, with about 15 people in attendance.
Tonight's planning committee meeting will begin at 7:30 p.m. in the council chambers at Barrie City Hall.
Representatives from IPS Consulting will make a presentation on behalf of the developer.
