At 545 Veterans Dr., plans are afoot for a one-storey industrial building and ancillary offices on the 9.6-acre property, located at the corner of Veterans Drive and Mapleview Drive West. The building is to be 207,577 square feet in size.
A site-plan control application was received by the city Jan. 28, 2022, and is under review.
Just east of this property, at 90 Mapleview Dr. W., there are plans for a one-storey industrial warehouse, again with ancillary offices. This 10.1-acre property is between Veterans Drive and Bryne Drive, and fronts Mapleview. The building is to be 236,634 sq. ft. in size.
The application for site-plan control was received by the city Nov. 24, 2021, and is also under review.
Both applications come from Tiber Properties and are located in Ward 7.
Other details are that 545 Veterans is designated general industrial in the Official Plan (OP), or employment area – industrial in the new OP (awaiting provincial approval) – and zoned general industrial.
Just south of this property is 120 Mapleview Dr., is an existing industrial building, MatcorMatsu, which is proposed to remain and is not being considered by either development application at this time.
MatcorMatsu is a fully integrated automotive supplier of engineering, manufacturing and metal forming solutions.
And 90 Mapleview Dr. W. is designated general industrial in the Official Plan, or employment area – industrial, in the new OP and zoned light industrial with special provisions to restrict some light industrial/commercial uses.
Based upon existing zoning, no OP amendments or rezoning were required and the applications are proceeding through site plan approval with development services staff before obtaining necessary building approvals.
