A neighbourhood meeting will be held Monday on a rezoning needed for a six-storey, mixed-use building at 461-473 Yonge St., in south-end Barrie.

Developer DBZ Yonge is seeking public input for the project, which would include 232 residences and 19 commercial units.

The application is for a proposed zoning bylaw amendment from the current zoning of residential single-detached dwelling, first density to a mixed-use corridor with special provisions zone.

This proposal requires special provisions for deficient rear-yard setbacks and landscape buffers, reduced commercial ground floor coverage and reduced residential and commercial parking. 

What’s required is 232 parking spaces for residential purposes, or one per residence. What is being proposed is 185 parking spaces — 172 underground and 13 surface spaces.

For commercial or retail use, 49 parking spaces are required and six are proposed.

This property is located at the northwest corner of Yonge Street and Macmillan Crescent in Barrie, near Little Avenue.

The rezoning and site plan for this development are at the public consultation stage.

A neighbourhood meeting is residents’ first opportunity to hear about a proposed development from the applicant, understand the city’s planning approval process and timelines, and provide a chance to ask questions. This is a preliminary meeting to provide residents with information before the application is reviewed by city staff and considered by city council. A statutory public meeting will be scheduled at a later date, in accordance with Ontario’s Planning Act.
