Twenty-one storeys of residential and commercial use could be the future of property at the corner of McDonald and Clapperton streets in downtown Barrie.
A neighbourhood meeting was held for plans earlier this month for 17 Sophia St. E., as well as 3-11 McDonald St., and 58 and 60 Clapperton St., five vacant lots and two existing residential lots.
The Black Creek Group needs to rezone this land for 21 storeys of 257 total units of residential, commercial and retail space.
There would also be three levels of underground parking and 218 spaces for residents and visitors, along with 46,000 square feet of amenity space and an outdoor urban square.
The proposed application seeks to rezone the land from residential apartment dwelling two, first density (RA2-1) to transition centre commercial two, special (C2-2, SP) with site-specific provisions.
Michael Vani, of Weston Consulting, said Black Creek will ask for variances that include increasing the permissible building height to allow 21 storeys and for an increase in permissible density.
Andrew Gameiro, senior planner with the city, said if it receives the rezoning application this year, a staff report would likely go to planning committee in 2023.
