March 19 is shaping up as a big day for residential development in Barrie.
Two public meetings will be held Wednesday evening which could lead to more than 1,500 new apartments, townhouses and single-family homes being built in the city’s south end.
At 830, 864, 894 and 912 Lockhart Rd., known as Hewitt's South, Pratt Construction has applied for a rezoning and draft plan of subdivision needed to build 1,187 residences — 52 single family homes, 95 street townhouses, 90 back-to-back townhouses and 950 apartments within four blocks, and a commercial area.
The rezoning would be from agricultural and environmental protection (EP) to neighbourhood residential, mixed-use, EP and open space (OS).
The applications apply to the southern portion of these properties.
In the northern portion, known as Hewitt’s Central, Pratt Construction’s plan is for 338 residences consisting of single detached dwellings and street townhouses. There would also be municipal roadways, parkland, stormwater management and drainage, and EP land.

The rezoning is from agricultural and EP to neighbourhood residential, EP and OS, and was approved last year, while the plan of subdivision is under review.
Meanwhile, the second public meeting March 19 is regarding 989 Mapleview Dr. E., where 328 residences are planned, along with a park, a natural heritage system and open space.
The residences break down to 28 semi-detached homes, 209 street townhouses, 22 back-to-back townhouses and 69 condo-townhouses.
This property needs to be rezoned for applicant Sandy Creek Estates and have its proposed plan of subdivision approved.
The first phase of this project is a mixed use development, again by Sandy Creek Estates, which is already rezoned for this use, and has conditional approval of its plan of subdivision and its proposed site plan.
It’s to have 30 commercial units, 60 residences, 32 back-to-back townhouses, 12 rear-lane townhouses and 29 street townhouses.
March 19 has one more public meeting scheduled, but it has little to do with residential development.
Applications for rezoning and an Official Plan amendment are to facilitate an existing building at 112 King St., to a used car dealership in south Barrie.
And as of Aug. 21, 2024, the property municipally known as 1 Hollyholme Farm Rd., had its address changed to 112 King St., with 1 Hollyholme Farm retired but retained as an historical address for the site.
The March 19 public meetings are part of the affordability committee meeting in the Council Chambers at Barrie City Hall.
They are scheduled to begin at 5:30 p.m. and are open to the public, as well as available online.
