More than 1,000 residences on nearly 200 acres could be the fate of Barrie land at the corner of Lockhart Road and the 20th Sideroad.
A public meeting is scheduled Wednesday evening (Nov. 27) for a rezoning application that could lead to a draft plan of subdivision there.
The housing proposed breaks down to 533 single and semi-detached homes, 264 townhouses and 233 medium-density residences, including an apartment. There would also be a block for the future development of a school, open space or parks and associated stormwater management areas, along with almost 64 acres of a natural heritage system.
City staff say a detailed review of the submitted draft plan may result in changes to the final number of units that will be registered through the subdivision process.
DIV Development (Barrie)’s rezoning would be from residential rural, agriculture general and environmental protection (EP) to neighbourhood residential, neighbourhood multiple residential, open space, educational - institutional and EP.
The site is 198.6 acres and located at the intersection of Lockhart Road and the 20th Sideroad, extending north to the intersection of Mapleview Drive East and the 20th Sideroad.
The land is currently vacant except for some agricultural uses, with portions of 1080 Lockhart occupied by woodland and marshes. Two tributaries are located in the north and central portions of the property.
All land within 240 metres of the property has either received draft plan approval for plans of subdivision or is in the process of obtaining approvals or registrations.
A public meeting is one of the first phases of Barrie’s planning process.
A staff report to Barrie councillors, sitting as general committee, is anticipated in the first quarter of 2025 for consideration of the proposed zoning bylaw amendment.
Wednesday's public meeting on this rezoning is part of the affordability committee meeting scheduled to begin at 6 p.m. in the Council Chambers at Barrie City Hall, 70 Collier St., and online.
