The Barrie & District Association of Realtors (BDAR) has released its latest data, showcasing a robust performance in Simcoe County’s real estate market for October 2024, characterized by year-over-year growth and notable month-over-month changes.
In October 2024, home sales in Simcoe County reached 660 units, representing a 45.37 per cent increase compared to the 454 sales in October 2023. This also marks a 17.44 per cent rise from September 2024.
The average sale price for the month was $843,640, showing a slight year-over-year increase of .24 per cent and a modest 1.72 per cent decrease from September 2024, reflecting the market’s stabilization.
New listings in October 2024 totalled 1,718, a 3.62 per cent rise from the previous year. However, this represents a 16.03 per cent decrease compared to September 2024.
Active listings saw a significant year-over-year increase of 23.55 per cent, reaching 3,436, but experienced a 6.17 per cent decrease month-over-month. The months of inventory stood at 5.21, down 15.01 per cent from October 2023 and 20.1 per cent from September 2024, pointing to a competitive yet balanced market.
“October’s data reflects a market that is adapting and thriving despite broader economic factors. We see increased sales and active listings providing a healthier dynamic where both buyers and sellers can engage with confidence. Moving into the holiday season, we expect these balanced conditions to support steady activity,” said BDAR chair Lindsay Percy.
